Step 1: Setting a budget and securing financing.
How much can you afford to spend on your new home? System Built homes are treated the same as all homes built on site when it comes to financing. Your monthly loan payments should be approximately 25 to 33 percent of your monthly gross income. To help you decide how much to spend on your new home, you could consult with your local bank/lender to learn about your financing options and become prequalified (and if you do not already have an established relationship with a lender, we can refer you to a mortgage specialist). This is best done prior to deciding on your new home floor plan, so you know up-front the size and style of home and amenities you can afford.
Step 2: Choosing your dream home and your amenities.
What style of home are you considering building? Do you have an idea of the size of home, the number of bedrooms and baths that best fits your family’s needs? Are there any special features that are particularly important to you? Start your search by browsing through the many floor plans and standard and optional amenities that are available. Step 3: Selecting your building site and site inspection.
One of the best things about purchasing a home is that YOU choose the location. If you already own land, you may decide to build on your existing empty lot or you ask us to help you in obtaining a lot. Then we will perform a site inspection of your building lot to determine if the chosen site is appropriate for the home you want to build and to ensure it meets all applicable requirements. A site inspection also allows appropriate planning for any contingencies i.e.… adequate road/driveway access, compliance with all local codes and regulations, setbacks, possible flood plains, required easements etc.
Step 4: Place order and sign purchase agreement.
Now that you’ve selected your home and all its amenities and secured financing, it’s now time to place your order. Your New Home Consultant will provide you with a purchase agreement (contract) for the home and the remaining construction. This agreement is required to begin production on your new home. A deposit is usually required upon signing the agreement.
Step 5: Building of the home, transportation, and move in!
While your new home is initially being built at a state-of-the-art facility, we will determine a schedule when site excavation and the construction of your foundation will take place. Approximately 6-8 weeks after placing the order for your home, it is delivered to your site. Your home will be safely transported to your building site by a skilled professional and will be securely placed on the permanent foundation. Your home should be 80% to 90% complete at this point. Then will then complete all outstanding facets of the process which may include completing mechanical systems, hook up of electrical, heating & plumbing systems, finishing marriage walls, shingling, flooring, building the front porch & garage and landscaping. We’ll schedule a final walk through with you and after the final close with your mortgage company, you will be presented with a certificate of occupancy. Within a matter of weeks, your new home will be move-in ready!
